Commercial management is not residential management with the word "office" swapped in. The lease is usually longer, the tenant is a business, and the money often includes a service charge as well as rent.
NPS manages commercial property across London from Unit 2 No. 5 Eastfield Avenue, London, United Kingdom, SW18 1FU. The homepage already describes commercial work alongside residential work. This page is the one to use if that is the instruction you actually have.
What commercial management covers
- Rent demands, collection, and arrears against the lease
- Service charge budgets and reconciliations where the lease requires them
- Day-to-day building issues: access, contractors, and planned maintenance
- Insurance and compliance items the lease puts on the landlord
- Tenant contact that does not wait for a quarterly meeting
- A report the owner can read without reconstructing it from invoices
A shop, a small office suite, and a larger commercial building do not need the same visit schedule. The management agreement should say what is included. If your current agent cannot show the last service charge reconciliation, that is a reason to ask for a second opinion.
Where this differs from residential
Residential files are full of gas safety records, deposit protection, and right to rent. Commercial files are full of lease dates, break clauses, rent review provisions, and dilapidations. NPS handles residential and commercial as separate disciplines, not one template.
We do not publish a page for every London business district. Canary Wharf, Chelsea, and Kensington appear in the firm's marketing only where there is a real instruction to describe. Croydon instructions are described on property management Croydon.
Taking over from another agent
Commercial handovers fail when the lease, the insurance, the service charge ledger, and the contractor warranties are incomplete. A review starts with those documents. Bring the lease, the last two rent statements, and any open dilapidations or arrears. We will say whether the management is sound before talking about a transfer.
Residential landlords should use the residential page. Owners of both should use portfolio management.
