A single let can be watched by the owner. A portfolio cannot, not if the owner also has a job. Missed gas safety dates, slow arrears, and voids that start with no marketing plan are how a portfolio quietly loses money.

What changes when there is more than one property
- One named manager, not a different inbox for each address
- A schedule of certificate expiry across the portfolio
- Arrears visible per property, chased the same way each time
- Repair spend against an agreed limit, with invoices that name the property
- A periodic report: rent due, rent received, voids, and open repairs
- A plan for each upcoming vacant period, agreed before the tenant leaves
That is property management for investors. It is also what a buy-to-let landlord with four or five flats usually needs. Asset management, in the sense of buying, selling, and refinancing strategy, is a different profession. NPS will report on how the assets are being run. We will not dress up a management agreement as an investment advisory service.
Handover from the current agent
Portfolios usually move because the report is late or the owner no longer trusts the numbers. The useful handover pack is:
- A list of properties, tenancy end dates, and rents
- Arrears, and what has already been done about them
- Compliance dates: gas, electrical, EPC, alarms, licences
- Open repairs and the contractors instructed
- The last three statements
