Residential management is the core of the firm. A landlord with one flat, or several family houses, needs the same basics done properly: the right tenant process, the rent in, repairs closed, and certificates in date.

Residential lettings and management

Lettings and management are different jobs. Lettings covers marketing, viewings, referencing, the tenancy agreement, the inventory, and move-in. Management is everything after the tenant is in occupation.

NPS offers both. Landlords who already have a tenant can instruct management only. Landlords who are between tenants can instruct the let and the management together, so the void is not handed from one firm to another.

Since 1 May 2026, private tenancies in England are no longer ended by a section 21 notice. If a tenancy has to end, the route is a section 8 ground. NPS will not serve a notice that the law no longer allows. Possession is a legal process, and contested cases need advice from a solicitor. The practical point for management is simpler: the paperwork, the rent record, and the inspection notes have to be in order before anyone talks about notice.

The useful test is whether someone is responsible. You should know the property manager's name, how repairs are approved, and when the next certificate expires. If you cannot answer those from the last email your agent sent, use the health check and ask for a review.
